Job Description
JOB SUMMARY
This position is responsible for directing and performing building maintenance and custodial duties on all county buildings and grounds; keeping buildings and grounds in a clean and orderly condition; tending to systems; and performing general building maintenance
ESSENTIAL JOB FUNCTIONS
• Sweeps, mops, scrubs, waxes, dusts and vacuums hallways, stairs and office space.
• Mows and rakes lawn, trims shrubbery, edges sidewalks, cultivates flowers, weeds, waters and fertilizes lawns and flowers.
• Locks and unlocks the building and offices within the building according to scheduled business hours; turns lights on or off and maintains, as required.
• Cleans bathrooms and replaces toiletries as required, washes walls and windows, dusts woodwork.
• Empties office and department trash and garbage containers.
• Picks up, sorts, and delivers mail to and from offices in the building.
• Places postage on all out-going mail and tracks each department postage expenditures.
• Performs routine plumbing, electrical and mechanical repairs for equipment and facilities.
• Cleans debris from sidewalks.
• Shovels, plows, and removes snow, applies sand and ice melt, removes snow piles. from sidewalks, parking lot and streets around property.
• Paints building interior and exterior.
• Services and performs minor maintenance on tools and equipment such as snow blowers, service truck, skid steer front-end loader, mowers, and weed cutters.
• Installs and maintains signs placed on property.
• Performs minor construction projects; performs wood working and cabinetry.
• Orders cleaning and other supplies and maintains adequate inventory.
• Monitors and regulates systems providing heat, cool air, and hot water.
• Notifies management concerning need for major repairs or additions to lighting, heating, and ventilating equipment.
• Coordinates and schedules major repairs of facilities with outside contractors;
• Performs minor repairs on all buildings, structures, vehicles, trailers, and other equipment.
• Maintains fire equipment, smoke detectors, heat detectors, sprinklers heads, piping, fire extinguisher and performs annual inspections.
• Puts out bids for contracts for all maintenance issues.
• Maintains domestic water equipment, water filters, backflows preventers. gate valves.
• Assists in preparation of maintenance budgets.
• Organizes and makes necessary site preparations for improvement projects.
• Maintains inventory of tools and parts.
• Responds to individual department requests for maintenance and directs the work thereof.
• Coordinates with vendors when necessary to complete projects.
• Serves on-call 24 hours per day – subject to call-back.
• Performs other related duties as assigned.
QUALIFICATIONS
Education and Experience:
High school diploma or general education diploma (GED); and five (5) years of experience in a building maintenance supervisory position; or an equivalent combination of education and experience.
Special Qualifications:
Possession of a valid, State of Colorado driver’s license. Requirement exists at the time of hire and as a condition of continued employment. A Colorado Commercial Driver’s license is preferred.
Knowledge, Skills and Abilities:
• Skill and experience in custodial services, power tool and small equipment operation, lawn maintenance, tree trimming, woodworking, painting, and truck driving.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to write routine reports and correspondence.
• Ability to speak effectively with employees of organization.
• Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
• Ability to deal with problems involving several concrete variables in standardized situations.
• Ability to notice items requiring maintenance and repair.
• Ability to plan work assignments, and lead other workers.
• Ability to establish and maintain effective working relationships with fellow employees, the public, supervisors and other County officials
PHYSICAL DEMANDS
The work is heavy work which requires exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force to move objects. Additionally, this position also requires the ability to use hands to finger, handle, or feel and reach with hands and arms; walk, climb or balance, and talk and hear; stand; sit; stoop, kneel, crouch, or crawl; and taste or smell; use close vision, distance vision, color vision, peripheral vision, depth perception, and to adjust focus.
WORK ENVIRONMENT
The noise level in the office work environment is usually moderate. The employee is regularly exposed to outside weather conditions. The employee is frequently exposed to moving mechanical parts and vibration. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; extreme cold; extreme heat; and risk of electrical shock.
