POSITION SUMMARY
The Employee Housing Facilities Team Leader is integral to the smooth operation of Conifer Commons, assisting the Operations Manager in directing and coordinating the facilities team. This role involves overseeing the daily cleaning operations, delegating tasks, inspecting rooms, tracking inventory and ensuring that all common areas and rooms are maintained to the highest standards of cleanliness. The ideal candidate will possess strong leadership abilities, a keen attention to detail, and excellent communication skills to keep the team on track and ensure the property remains in top condition. They must follow all Winter Park policies and procedures, all applicable laws (federal, state, and local), and all health and sanitation codes.
WAGE:
The base hourly pay range below represents the low and high end of Winter Park Resorts’ hourly pay range for this position. Actual pay will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Winter Park Resorts’ total compensation package for employees. Other rewards may include many region-specific benefits.

ESSENTIAL DUTIES
- Lead, supervise, train, and mentor a team of janitorial staff by providing guidance, support, coaching, and performance feedback.
- Plan, assign and delegate daily cleaning schedules and room assignments using our software to ensure work is completed efficiently and to established standards.
- Perform detail cleans and routine cleaning of common areas, rooms, and other assigned spaces to prepare the building for current and upcoming tenants.
- Track inventory of mattress protectors, rugs, bath mats and shower curtains through Share My Toolbox Software
- Conduct final inspections of cleaned rooms and common areas to verify quality standards and identify areas requiring improvement.
- Monitor team productivity, work quality, attendance, breaks, and schedules to ensure tasks are completed accurately and on time.
- Maintain the Master Spreadsheet by updating room turnover and cleaning completion status.
- Work closely with the Conifer Maintenance Supervisor to ensure that all cleaning/maintenance is complete before turning room over.
- Track and manage the weekly cleaning incentive program for rooms completed with zero mistakes.
- Ensure the assignment board is up to date with cleaning and completions
- Maintain cleaning equipment, supplies, and inventory by monitoring stock levels and distributing tools and materials to team members.
- Document and report maintenance issues, safety hazards, and facility concerns to the Operations Manager and/or TWA.
- Coordinate with the Operations Manager to prioritize daily assignments, special projects, and urgent cleaning needs.
- Foster a positive, productive work environment by encouraging teamwork, resolving employee concerns, recognizing outstanding performance, and promoting open communication.
- Ensure compliance with all company policies, OSHA regulations, chemical handling requirements, and safety procedures, including proper use of personal protective equipment (PPE).
- Complete OSHA 10 training and promote OSHA best practices throughout the janitorial team.
- Stay informed of current cleaning, sanitation, and safety best practices and implement improvements as appropriate.
- Perform snow removal, parking duties, furniture moving, and other physical labor as assigned.
- Serve as project lead for assigned cleaning or operational projects.
- Be available to work weekends, holidays, additional hours, and adjust to last-minute scheduling changes as operational needs require.
- Assist with onboarding, training, performance discussions, and ongoing development in partnership with the Senior Employee Housing Manager
- Demonstrating adaptability and a collaborative approach while working with colleagues, residents, and cross-functional teams. Supports cleanliness and organization of shared administrative and housing office spaces.
- Perform other duties as assigned by Management.
- Work a schedule of eight (8) hours per day, five (5) days per week.

EDUCATION & EXPERIENCE REQUIREMENTS:
Education:
- High School or GED [General Education Development – High School Equivalent]
Experience:
- At least one year of experience in cleaning or housekeeping
- Supervisory experience is desirable.
- Demonstrated janitorial and supervisory ability, preferably at Winter Park Resort.
Qualifications and Skills:
- Must be 18 years of age or older.
- Must be self-motivated and work effectively with other work groups and departments.
- Should have basic computer literacy.
- Clean driving record.
PHYSICAL DEMANDS AND WORKING CONDITIONS

- Additional strenuous physical activity may include walking or hiking upon uneven, challenging terrain with heavy tools or equipment.
- Exposure to: Chemicals required for painting, maintenance materials, Ultra Violet radiation from the sun enhanced through lack of atmospheric filtration at work altitude. Fumes produced in activities ranging from cleaning to painting to fabrication of metal products. Noise generated by snow blower and tools may require hearing protection to be worn.
- Talking and hearing occur continuously in the process of communicating with guests, supervisors and other employees.
- Vision occurs continuously with the most common visual functions being those of near vision and depth perception.
SPECIAL SKILLS:
- Experience with vacuums, carpet extractors, floor scrubbers, and buffers.
- Proficiency with Rent Manager, Inspections, and Service Issues.
- Familiarity with paper and soap dispensers and chemical dispensing machines.
- Knowledge of janitorial equipment, supplies, and chemicals.
- Demonstrated ability to work independently.
- Must possess a valid Colorado Driver’s License with an acceptable driving record.
